The December Conscious Design Magazine featured this lovely "green" home for sale in H
ollywood, Florida. This issue will
present some top "home showcasing" tips to create a dynamic for a quick and profitable home sale. Homeshowcasing involves an analysis of the house for sale followed by recommendations for change to create the dynamics needed for the sale.

Two energies are needed to sell, one of attraction for the new buyers and one of release for the people moving on.
Certain areas are enhanced and changed to generate attraction and action. Other areas represent blockages or a "holding on" energy. It is very common for someone to hold onto
fears or anxiety that cause the house sale to be slow or fall through.
Even if one person in the home is resistant, it will permeate the sale process. This type of blockage is always seen in a physical representation in the home.
It is best to discuss all house sale plans with everyone involved, and work through fears to create a
smooth transition forward.


This home is located at 1166 Garfield Street , Hollywood, FL 33019. The price is $399,900. This property has been organically maintained since 1988. A very positive note, for interested buyers, this home has been very loved. The sellers are moving to another state into an eco-community. A very important tip in Feng Shui is to find out why the home is being sold. Ask about the history of the home and
property. It
is always better to buy a "happy" home rather than one that has been riddled in the past with problems.

Our homeowner is very open to suggestions, and was suprised at the shift in energy that a few changes made. She said
"We're all warmed up and ready to make this sale happen.
Gotta go sweep and wash windows now." Homeshowcasing really works to allow the sellers to release their home and prepare it for a new resident. We can also encourage sweeping to move low stagnant energy (especially relative to the past issues), and washing windows for clarity of vision.

Let's look a little deeper at this wonderful Florida home:

Here is an early photo of the front of the home:The front door does not allow the home to come to it's full expression, and that makes it "challenging" for the new energy (called chi - or a new buyer) to see the open opportunity.
For a first step, for example, we recommended opening the view to the door and brightening up the front area.

The walkway appears well kept, but the plants are overtaking the
path, so it does not invite a person to be "called" to the door. A couple would find it impossible to walk together towards the entry. If you can't attract the buyer immediately to the door, you will be bypassed and underestimated immediately.

The plants are lovely and healthy. We also need to keep the human element in balance here or the home appears swallowed up and smaller than it actually is.

As our seller was anxious, we had made an early recommendation to open the view to the door. She responded quickly with this note: "I want to thank you again for helping with our home sale! I had just finished trimming back all the foliage from the front door this morning and within an hour, a realtor called to tell me that he was bringing some clients for a tour at 2 pm!

This seller honors her environment and loves her plants, so trimming them back was stressful, but the result is to really create an invitation to enter!

Yard and Property comments:

From the perspective of this photo, the waterway is in view, but seems challenging to access. The plantings do not seem friendly or inviting. Even a small natural winding path, some stepping stones, a natural bench, etc. will make the yard an extension of the living quarters.
One of the benefits to living in Florida is the beautiful weather, so we want to access our "outdoor" rooms as often as possible.

 

 

 

This viewpoint shows a much more inviting "picture" of tropical living. There is open space to call you forward, a soft winding relaxing chi flow, tall trees for balance, and the water becoming approachable and welcoming.

 

 

 

Additional impressions:

Continue to open up some of the yard areas to present the home without challenging the shade and shelter of the plantings.
The house is a bit lost in these views, and the landscape seems
a bit out of control and tangled.

 
 
 

 


Tips for the living room:

The color is strong, and yellow can be a bit challenging.
There is a lot of items around the front entry area, so a buyer will be greeting instantly by the seller's artwork, books, musical instruments, and the back of a chair.

The first impression is not one of a neutral theme, but a definate expression that this home is already very occupied.

We would pack up the books, shift the chairs to create a path to the living room, check your artwork and consider a softer color. A coffee table with chairs around it would create more of a social and welcome area.

 

 

This is the updated arrangement for the living room.
The sellers are working very hard to create an open and
welcoming arrangement. This photo arrived 2 hours before
publishing time ! They removed alot of their personal items from
this area, and have begun their packing for their new home.

 

 

 

 

 

Patio/Porch Comments:

This is a lovely area of the home that offers an opportunity to enjoy that outdoor living while being sheltered from the weather.
The furniture here is lovely, and some arrangment shifting would make this grouping more inviting. We would recommend an area rug or mat that is large enough to support these three roomy chairs so they do not appear to be unanchored and unsupported.
A few floor pots will also add support.

 

 
 
 

 

Dining area Comments:

The table give the impression that dining is very limited and pushed up against a wall. Although this arrangment offers some space, we would recommend a small round table, with a center base and a glass top. Choose chairs that are not overpowering, but ones that are light in expression.

The deep yellow walls are warm and inviting, but yellow can
cause disagreements and dissatisfaction, so we would
recommend a very soft peach for unity and joy.


 


Tips for the bedroom:
Remove the footboard and use a solid headboard for the bed.
If you are unable to position the bed away from the window, use window shades that operate from the bottom up. This will create a solid bottom for privacy, yet allows light to filter into the room and allows a nice view to expand the room's size.

A beautful soft color bedspread can be utilized for color and attraction. Not too many pillows when showing a home.

Keep it simple and inviting.
